Lease Synopsis

1. When you sign the lease, you are entering into a legal binding agreement with the University of Cincinnati. You (the Lessee) and we (the lessor) are bound to abide by all conditions stated in the lease, until it is terminated or expires. All leases end August 31.

2. The lease may be terminated if and only if: A. You graduate, withdraw or are no longer affiliated with the University. B. You apply by petition to be released from your contract, and such petition is approved by the Apartment Manager.

3. Undergraduate students, under 23 years of age, cannot reside in the Apartment Complex unless they live with an immediate relative of a graduate student, faculty or staff member of of the University.

4. Full rent is due the first of the month. If rent is not received by the seventh of the month, a late fee will be assessed. Those who fall two or more months behind in their rent may be subject to the issuance of a delinquent obligation, or eviction. Any exception to this must be cleared by the Apartments Manager.

5. If you share an apartment with a roommate and your roommate vacates, YOU BECOME RESPONSIBLE FOR PAYING THE TOTAL RENT DUE. There can be no exception to this. We do not assign roommates. It is up to you to find a roommate who can be trusted to pay his/her share of the rent. When possible, we will inform you in advance if we find out that your roommate will be vacating. Ultimately, it is up to the roommate who is vacating to inform the remaining roommate that he/she intends to vacate.

6. If you are planning to vacate, a written 30 day advance notice is required. Your request to vacate will be honored if it meets the requirements stated in the lease.

7. Deposits will be refunded to you if you: A. Give a 30 day written notice. B. Meet the requirements for lease termination. C. Have no outstanding debts to the University. D. Have not been assessed cleaning and/or damage charges. E. Properly check-out at the Scioto Office and return all keys.

8. The University does not assume any liability for loss, damage, or theft of any personal property. You are encouraged to protect yourself against the consequences of such loss by purchasing appropriate apartment insurance.
